In almost every case the glass itself is fine — what you're seeing is layers of mineral deposit (calcium, magnesium, silica) that have bonded to the surface from sprinkler over-spray, lake mist, or run-off from concrete and stucco above.

We start with a hidden test patch on each affected pane. If the compound lifts the stain cleanly, we proceed. If the glass is genuinely etched (rare, but possible on very old or chronically neglected windows) we tell you immediately — no point spending money on something that can't be fixed.

For successful restorations we follow up with an optional hydrophobic glass coating. The coating causes water to bead and run off instead of evaporating in place, which is what creates the build-up in the first place. Coatings last 1–2 years and pay for themselves by extending the time between restorations.
